SAN DIEGO–(BUSINESS WIRE)–Murphy Development Company (MDC) recently sold the 165,763-square-foot Siempre Viva Business Park (SVBP) Building 16 at 8411 Siempre Viva Road to Ajinomoto Windsor. MDC originally completed Building 16 as a build-to-suit for Circle Foods, a subsidiary of Stephan Bronfman’s Claridge, Inc.

Tyson Foods acquired Circle Foods in 2013, assuming the long-term lease with MDC. Ajinomoto Windsor simultaneously acquired both Circle Foods from Tyson and Building 16 from MDC. Tyson, which has had up to 1,000 employees, is scheduled to cease operations in April 2018. After food processing renovations and new equipment has been installed, Ajinomoto Windsor will expand food-processing operations in the facility.

“MDC welcomes Ajinomoto Windsor to SVBP’s Fortune 500 row, to join Iron Mountain, General Dynamics, FedEx and the other strong and growing tenants,” said Kaitlin Arduino, MDC’s executive vice president.

Building 16 is one of the most sophisticated food manufacturing facilities in San Diego County. The 32-foot clear height, state-of-the-art building includes 8,000 amps of power, ESFR sprinklers, a 4-inch water meter, 5 psi gas service, and a walking ceiling over the manufacturing operations. Ajinomoto Windsor acquired the facility for $26.5 million, the highest price per square foot paid to date for any Otay Mesa industrial building.

SVBP is a 155-acre, 2.1 million-square-foot project, master planned and developed by Murphy Development Company and home to numerous Fortune 500 companies. Building 18, the recently completed 121,970-square-foot building, is currently being marketed for lease. MDC recently signed a lease with Mainfreight, a global supply chain business with over 240 branches around the world, to occupy 24,050 square-feet in the building, with the remaining 97,920 square-feet available. The building features a 32-foot minimum clear height, 8,000 amps of 277/480 volt power, ESFR sprinklers, manufacturing sewer and water capacity, concrete truck courts, wide column spacing and high dock door ratios.

The final building at the corporate quality Siempre Viva Business Park will be the 79,050-square-foot Building 17, located at 8500 Kerns Street. The facility will feature a 28-foot clear height, 2,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts, wide column spacing and high dock door ratios designed for distribution users.
The development team for all three SVBP Buildings 16, 17 and 18 includes architect Gene Cipparone, K&S Engineering, and Lusardi Construction Company.
